The Problem 

A detached property in Margate, Kent, suffered extensive water damage after a pipe burst in the loft. The damage affected eight rooms across the ground and first floors, resulting in:

The Solution 

Our restoration process combined immediate protective measures, thorough strip-out work, and advanced drying techniques to return the property to a safe, habitable condition. 

Step 1: Assessment and Preparation 

  • Conducted a detailed moisture survey using a Protimeter MMS2 moisture meter, confirming saturation levels of up to 100% WME in all affected areas. 
  • Protected the master bedroom flooring with Corex sheeting and designated it as a storage area for smaller salvageable items. Larger items were moved to an unaffected lounge area. 


Step 2: Preventing Further Damage 

  • Sealed off unaffected areas and sensitive spaces (e.g., the master bedroom) with polyethylene sheeting to prevent cross-contamination and heat loss. 
  • Installed initial drying equipment, including condensing and adsorption dehumidifiers, to stabilise atmospheric conditions and halt secondary damage. 


Step 3: Strip-Out Work 

Our team of three technicians completed extensive strip-out work over five to six days, which included: 

  • Removing fitted cupboards, damaged ceilings, architraves, skirting boards, and radiators in affected rooms. 
  • Stripping walls back to brickwork and uplifting vinyl flooring and MDF sheets. 
  • Carefully detaching and storing reusable bathroom fixtures to minimize waste. 
  • Drying in-situ where possible, such as with the fitted wardrobe in bedroom two, to reduce disruption. 


Step 4: Advanced Drying Techniques 

With the strip-out complete, a four-week drying programme began: 

  • Dehumidifiers: Combined condensing and adsorption dehumidifiers targeted moisture in walls, floors, and ceilings. 
  • Air Movers: Turbo air movers circulated air to expedite drying. 
  • Focused drying efforts on specific areas, such as exposed floorboards, to bring relative humidity back to safe levels.

After the comprehensive restoration process, the property was successfully returned to its pre-damage condition.
