Where our work stops

We remove mould and can investigate and dry the cause, including tracing a hidden leak. We do not repair plaster, timber or insulation. Removing mould does not stop it returning if the moisture problem is not fixed.

Widespread mould affected several ground-floor rooms of a six-bedroom HMO. The team contained the areas, removed contaminated materials where needed and cleaned with HEPA filtration, including behind furniture, leaving the property safe for tenants.

Mould is a symptom of too much moisture. If you remove it without finding the cause, it usually comes back. A mould survey finds out why the mould is growing, so the right thing gets fixed.

What the survey includes

Moisture, humidity and surface temperature readings in the affected rooms
Thermal imaging to find cold spots and hidden damp
A check of ventilation, heating and how moisture builds up
A written report: the likely cause, the evidence and what to fix

Optional tests, only when they change what you do next

DNA dust analysis

Whether there is likely to be hidden mould where you cannot see it, from dust that reflects months of history.

Air sample with an outdoor comparison

How many mould spores are in the air compared with outside on the same day.

Price and what happens next

Most surveys need no extra tests. We only suggest one if the result would change your next step, and agree it before the visit so it is done on the day.

From £295, usually up to 1.5 hours on site (depending on the size of the property and the affected area), with a report within 5 working days. If we then remove the mould, the survey fee is credited against the work. If the cause looks like penetrating damp, rising damp or a leak, we will recommend a damp survey or leak detection instead.

Mould grows where moisture lingers: bathrooms, kitchens, lofts, around windows, in basements and behind furniture where air cannot move. The usual causes are condensation, penetrating damp and hidden leaks; it can also follow a flood or burst pipe.

If the moisture is not dealt with, the mould comes back. That is why we investigate the cause as well as removing the growth.

Call a specialist if mould covers more than about one square metre, keeps returning after cleaning, or is affecting anyone's health.

Size

More than about one square metre in total, roughly a bath towel, or growth in several rooms.

Health

Breathing problems, irritation or headaches that ease away from the property.

Materials

Visible damage has been cleaned, Mould on plasterboard, insulation or carpet, or a musty smell with no visible source.

Recurrence

Mould returning quickly after cleaning, or with water staining.

Rental properties

Landlords need records of the work to show they have met their duties under the Homes (Fitness for Human Habitation) Act and, for social housing, Awaab's Law.

Mould growth is a recognised hazard under the Housing Health and Safety Rating System. It should be removed and its cause corrected, which is why we investigate the moisture behind it as well as removing the growth.

Mould and damp feed on organic materials, including the timber in floors, joists and roofs. Left alone, they cause:

Loss of timber strength
Sagging floors and ceilings
Crumbling plaster and peeling paint
In severe cases, structural failure

The hidden damage costs far more to put right than the visible marks, so act early.

A clear, recorded response protects tenants and landlords.

Mould removal & cleaning FAQs

What causes mould in a property?
Mould thrives on moisture. It’s often caused by unwanted damp and high humidity from issues such as: - Leaks from pipes or roofs - Condensation from cooking, showering, or drying clothes indoors - Flooding or water damage - Poor ventilation, especially in bathrooms and kitchens - Rising damp from the ground It can grow anywhere there’s excess moisture, but it’s particularly common in warm, humid spaces, and behind furniture or wallpaper.
Why is professional mould removal a better option?
Mould is a Category 1 health risk, putting it on par with asbestos. While a small patch might seem harmless, professional removal is crucial to: - Protect your health: Exposure can lead to severe allergies, asthma, and other respiratory issues. - Prevent recurrence: We don’t just clean the surface; we identify and treat the root cause of the dampness, ensuring the mould won’t return. - Avoid property damage: Left untreated, mould can cause significant structural damage to walls, plaster, and timber, leading to costly repairs. - Eliminate airborne spores: Our specialist techniques target and remove the invisible spores that cause mould to spread throughout your property.
Can I remove mould myself?
For very small areas of mould (less than 1 square metre) caused by simple condensation, you might be able to manage it yourself. However, for any larger infestations or mould caused by a leak, flood, or sewage, professional intervention is essential. Attempting DIY removal without proper equipment can be dangerous, risk spreading spores, and fail to fix the underlying problem, which will just cause the mould to reappear.
What is Awaab's Law?
Awaab’s Law introduces mandatory, legally binding timeframes for UK social landlords to address and rectify issues of damp, mould, and critical hazards reported by tenants. To learn more about it and how it may affect you, you can visit our dedicated Awaab’s Law page that gives you a more in-depth breakdown.
How quickly can Ideal Response be on-site?
We understand that a mould problem is an urgent issue. We aim to have a certified technician on-site within 24 hours of your call. Our rapid response helps to prevent further damage to your property and keeps your overall remediation costs down.
What steps are included in the mould remediation process?
Our comprehensive mould remediation process follows a clear sequence to ensure lasting results. It includes: - Initial consultation and assessment. - Optional moisture and damp survey to find the source. - Creation of a tailored action plan. - Thorough removal and cleaning using professional-grade tools like HEPA vacuuming and fungicidal treatments. - Airborne spore elimination with ULV fogging. - Final verification to ensure your property is spotless and safe.
How much will mould removal cost?
The cost of professional mould removal varies based on several factors, including the size of the affected area, the type of mould, and the root cause of the dampness. A small patch of surface mould may be less expensive to treat than a widespread, hidden infestation requiring structural work. We provide a free, no-obligation quote after our initial assessment, ensuring complete transparency with no hidden fees.
Is it safe to stay in a property with mould?
No. Health experts classify mould as a Category 1 health risk, meaning it poses a significant threat, especially to vulnerable individuals like children, the elderly, and those with respiratory conditions. You should limit exposure to mould until it is professionally removed. Mould spores can cause severe allergic reactions, asthma attacks, skin irritation, and other health issues.
How long does professional mould removal take?
The duration of the mould removal process depends on the severity and scale of the infestation. A small area can often be remediated in as little as a single day. However, larger projects that involve structural damage, drying out a flooded area, or require a full moisture survey can take several days or even a few weeks to complete. Our tailored action plan (Step 3) will provide a clear timeline, so you’ll know exactly what to expect.
Can you remove mould from a rental property?
Yes, we work with both landlords and tenants to handle mould issues in rental properties. Whether you are a landlord needing to maintain your property and meet safety regulations or a tenant requiring a professional solution, we can help. Our team provides detailed reports and documentation that can be used for insurance claims or legal purposes, ensuring a smooth process for all parties. Have a look at our case study for mould remediation in Folkestone for an example of our work.
What is the difference between mould and mildew?
While often used interchangeably, mildew is a type of mould that typically grows on the surface in damp, warm areas. It appears as a grey or white powdery substance and can often be easily scrubbed away. Mould, on the other hand, penetrates the surface and can be black, green, or blue. It often has a fuzzy or slimy texture and a strong, musty odour. If you’re unsure what you’re dealing with, it’s always best to have a professional assessment to ensure a thorough and safe clean.
Do you carry out mould surveys?
Yes. A mould survey finds the cause of mould before it is removed, so it does not keep coming back. See mould surveys above.
Is mould dangerous?
Mould growth is a recognised hazard under the Housing Health and Safety Rating System, and it should be removed and its cause corrected.
