The Problem: Excess moisture levels & construction delays

During a major construction project in Hemel Hempstead, a series of winter storms left two apartment buildings and an underground car park completely saturated. The buildings, each containing 32 apartments, were not watertight, leading to prolonged exposure to rain and high humidity levels. When we arrived on-site, relative humidity levels exceeded 85%, far above the recommended indoor level of 50% for health and safety.

The construction delays caused by the moisture presented a serious financial and reputational risk. In the UK, construction delays can lead to Liquidated and Ascertained Damages (LADs), which may cost contractors tens of thousands of pounds weekly. Additionally, prolonged wet conditions can compromise structural integrity, increase the risk of mould growth, and delay essential finishing work.

The client initially engaged another restoration company, but after five weeks of work, progress was minimal. With an estimated additional six weeks needed, the project was at risk of spiralling further behind schedule. Time was critical, and the client sought urgent help to bring the project back on track.

The Solution: Large-scale construction drying

We were contacted to deliver an expedited, large-scale construction drying programme. Within 24 hours of the initial inquiry, our team surveyed the site and provided a detailed dehumidification proposal tailored to the client’s needs. Recognising the scale and urgency of the project, we also enlisted the expertise of our sister company, Ideal Heat Solutions, to implement an innovative and highly effective drying system.

Specialised equipment deployment

  • A 750kW industrial boiler and fuel tank were craned into position to generate the necessary heat for drying.
  • A bespoke air handling unit was constructed to distribute heat floor by floor, ensuring even drying across the entire site.


Monitoring and moisture mapping

  • Over 248 data logging points were installed throughout the buildings to track relative humidity, temperature, and moisture levels.
  • Barcode-enabled scanners allowed real-time data collection, enabling precise adjustments to the drying programme.


Moisture mapping was paired with the Matterport 3D Visualisation Tool, offering live updates on progress and ensuring transparency.

Efficient heat recycling

  • Specialist ducting directed heat to targeted areas while preventing heat loss.
  • Insulating sheets were used to line the roof and walls, particularly during extreme weather conditions like snow and frost.

  • Remote boiler technicians monitored and adjusted heat output based on changing site conditions, such as colder outdoor temperatures.
  • Equipment was strategically relocated as sections dried, maximising efficiency and minimising downtime.


Through these measures, Ideal Response reduced drying times significantly without compromising on quality or safety.

The Result

Thanks to our innovative approach and rapid mobilisation, the construction drying project was completed in record time.

  • The first building reached the industry-standard dryness goal, British Standard PAS 64, in just 14 days.
  • The second building was fully dried within an additional 11 days.
  • This was six weeks faster than the original restoration company’s estimated timeline.
