The Situation: Long-term hoarding & contamination
A resident in Gateshead (NE9) contacted Ideal Response regarding her sister’s property. The property had been subject to heavy hoarding for a substantial amount of time. The situation had reached a point where it was no longer manageable, and the family required a professional team to step in, clear the clutter, and decontaminate the environment to make it habitable once again.
The Challenge: Compassionate hoarder cleaning & biohazard decontamination
Due to the nature of hoarding, the property presented several specialist challenges. The large amount of clutter and the “goat paths” limited accessibility and posed trip hazards. Piles of hoard that create narrow walk ways and limit access in and out of rooms are referred to as “goat paths”, the more severe hoarding becomes the more narrow and hazardous these become. Carrying out a hoarder clean in these conditions requires our teams to first address this access issue and open up the space to neutralise the risk and create a more suitable space to remove and transport waste.
Biohazards are also common in headered properties, the large amount of clutter reduces the amount of space that can be cleaned and also provides the perfect hiding place for pests and vermin. Our hoarder cleaning technicians addressed this challenge by attending the scene in full PPE. Here are some of the challenges and hazards we faced during this hoarder clean:
- Health & Biohazards: The presence of bacteria and potential pest infestations created a high-risk environment for the resident.
- Fire & flammability risks: The extreme volume of materials throughout the property posed a severe fire risk due to “flammable bacteria” and dry loads.
- Client specifics: The client was very particular and had specific instructions regarding the handling of items and priority areas.
- Immediate necessity: The work required completion ASAP as the resident was struggling to inhabit the space safely.
The Solution: Systematic clearance & ULV antimicrobial fogging
Our team arrived on-site in full protective suits and respirators to ensure safety against airborne bacteria. We worked closely with the client to identify priority areas, ensuring their specific requirements were met with compassion and efficiency.
The team systematically cleared the property, removing a full van load of waste during each visit. Because of the volume, we executed a phased approach, starting with priority rooms before returning for a second visit to finalise the clearance. Once the clutter was removed, we used professional-grade chemicals and a ULV Fogging system to disperse antimicrobial agents, neutralising bacteria and stubborn odours that had been trapped behind the hoard. This final stage of the clean is just as vital as actually removing the waste because this is the stage that renders the property safe and provides the client with that blank canvas and fresh start they need.

The Results : A safe “blank canvas” ready for a new chapter
What was previously a hazardous and overwhelming property was transformed into a clean, habitable space. The occupant was left with a “blank canvas,” free from biohazards and ready for immediate redecoration. All lingering odours were successfully removed and no traces of hoarding or biological hazards remained. It was a perfect blank canvas ready for our client to start a new chapter, free of the hoarding waste.
