The Situation: Extensive mould & elevated moisture levels
Ideal Response was contacted by a landlord (SE8) in London, whose tenants were dealing with significant mould growth within their flat. The situation had become urgent as the tenants were unhappy with the living conditions, and the landlord needed a professional solution to prevent further structural damage and health risks. They needed professional mould remediation and specialist drying to remove the excess moisture and prevent further issues.
The challenge: Fast action & environmental control
Mould issues in tenanted properties require a balance of technical expertise and swift communication. The main obstacles for this project included:
- Health concerns: The site posed a risk of mould poisoning and bacterial growth, necessitating professional intervention.
- Tenant factors: It was identified that tenant lifestyle factors were contributing to the moisture levels in the flat, meaning the solution needed to be robust enough to handle the current growth and dry the property thoroughly.
- Time sensitivity: To maintain the landlord-tenant relationship and ensure safety, the work had to be completed ASAP.
The Ideal Response: 4-Stage mould remediation & drying
Upon arrival, our team utilized full PPE and began a rigorous 4-stage mould remediation program. This process is designed to not only remove visible mould but to treat the root cause and spores:
- HEPA Vacuuming: To remove surface spores and dust safely without allowing them to re-enter the airspace causing further contamination.
- Antimicrobial Cleaning: Using specialist chemicals and rags to treat affected surfaces. The chemicals kill the mould at the root, preventing re-growth.
- Fogging: To ensure any airborne spores were neutralised throughout the rooms. The ULV Fogging system disperses a broad spectrum antimicrobial that traps any airborne spores and kills them before they can contaminate other surfaces.
- Structural Drying: We installed a comprehensive drying program consisting of 1 x Dehumidifier and 2 x Air Movers to pull deep-seated moisture from the building fabric. Without dealing with the underlying damp issue, the mould would have been sure to return.
Our technicians returned a week later to monitor the drying progress, with a final check the following week to ensure all moisture readings were back to dry standards before off-hiring the equipment.

The 4-stage treatment successfully eliminated the mould and the associated health risks. By implementing a professional drying program, we ensured that the flat was returned to the landlord in a safe, habitable condition.
